This position is part of the Housing Services department and reports to the Executive Director. Work is mainly conducted from 314 Buller Street, Ladysmith BC and a vehicle is required.

Job Summary:

The Building Maintenance Worker performs a variety of maintenance and repair tasks related to buildings, grounds, and equipment. They work collaboratively with the Property Manager and the Ladysmith Resources Centre Association (LRCA) to ensure the apartment building is safe, clean, and in good repair.

This includes managing building functions and responding to both maintenance issues and emergencies. The Building Maintenance Worker is also responsible for maintaining accurate maintenance records.

All work is performed in compliance with safety, security, and fire regulations.

Duties and Responsibilities

  • Collaborate and communicate with the Property Manager to arrange access to apartments and Community Space for new tenant viewings.
  • Work with Property Management to address tenant complaints regarding the Apartment or Community Space. Ensure complaints are documented and filed.
  • Report any issues with the Community Space at 314 Buller St.
  • Apartment building to LRCA management team promptly.
  • Ensure that all building systems (mechanical, plumbing, electrical, landscaping) are functioning correctly.
  • Maintain a safe environment for all tenants by conducting regular safety checks and inspections of the building and its systems.
  • Participate in regularly scheduled LRCA Occupational Health and Safety meetings and team meetings.
  • Conduct preventive maintenance inspections and repairs after tenants move out.
  • Create maintenance schedules for buildings, equipment, and grounds, and submit them to the Property Manager/LRCA on request.
  • Ensure all work complies with safety, security, and fire regulations, and recommend major repairs or purchases as necessary to the LRCA.
  • Monitor contractor work and ensure it meets safety, quality, and regulatory standards.
  • Maintain accurate and up-to-date records regarding work orders, contractor visits, maintenance logs, tenant issues, and any safety incidents.
  • Collect and remove garbage and recyclable materials.
  • Ensure the proper disposal of hazardous waste in accordance with safety standards.
  • Ensure external areas, such as entrances, sidewalks, and parking lots, are clean and clear of hazards.
  • Move equipment, furniture, and supplies using dollies, carts, and other aides.
  • Arrange furniture for special events and transport goods as needed.
  • Perform other related duties as required.

Qualifications and Experience

  • Education: Grade 12
  • Training and Experience: Two (2) years of recent related experience in building maintenance.

Knowledge, Skills, and Abilities

  • Technical Skills: Strong knowledge of carpentry, electrical, video monitoring systems, plumbing, painting, and mechanical repair techniques. Proficiency in maintaining and repairing building systems.
  • Safety Awareness: Familiarity with safety procedures and regulations, particularly related to hazardous materials and building safety.
  • Communication Skills: Ability to collaborate and communicate with the Property Manager, tenants, LRCA staff, contractors, and supervisors effectively and with common sense.
  • Organizational Skills: Competency in record-keeping and reporting, with attention to detail in maintenance logs and work orders.
  • Teamwork and Leadership: Ability to work independently and collaborate with LRCA, Property Manager, and external contractors. Strong interpersonal and communication skills when managing tenant safety and responding to emergencies.

Working Conditions

  • Physical Demands: Manual labour involving lifting, bending, and moving heavy materials.
  • Heart on the Hill Apartments is a mix of rentals Low-End Market; Rent Geared to Income and Deep Subsidy. Funding is through BC Housing.
